Flat Rate Listing Service
You get to know
a lot about the market working expired listings like I
do. I see the pain felt when a home doesn't
sell, and I've noticed something new in our market
lately. More and more homeowners are in a no
win situation. Home values have not risen,
mortgages have not had time to reduce the principal, and
there's really no way to sell while paying a
Realtor®
without taking a significant loss. Some
homeowners
simply owe the same or more than the property is
currently worth in the marketplace.
Paying the typical Realtor®
fee just adds to the loss that many can't afford.
Even when the Realtor®
service is wanted and needed. Some try
listing on their own, or trying discount real estate
brokerages. Neither work very well.
Selling on your own by going For Sale By Owner (FSBO)
may work in a strong sellers market, but as you can see
by reviewing my Market Report and Market Trend, this is
NOT that market. Using discount realty
companies may sound good, but they miss the same thing
many typical agents miss. Things that
working expired listings for almost 20 years has taught
me. I want to help sell your home if
you have little or no equity. I'm now
offering a Flat Fee Listing Service. How am
I different? My FLAT FEE includes more than
most. Mainly, I give you the benefit of my
insight as to how your home should be presented to the
market. Not just list
your home in the MLS, but listing it so it will gain
attention having a better chance of actually selling.
It's just like I tell all my clients, "Do you want to
list, or do you want to sell?" I'll not only
list your home, I'll help you market it to sell.

Services
provided for Flat Fee Service
·
Provide COMPS upfront, and every other
month.
·
Entry into MLS.
·
Professional, high quality, uploaded photographs to MLS.
·
Provide sign – with appropriate Ryder(s) –
pool – 5 bedroom, etc.
·
Provide lock box.
·
Up load pertinent documents to
www.har.com such as floor plan, survey (these
documents must be provided by seller).
·
Set up with CSS for appointment
co-ordination.
·
Place owners phone number in the MLS for
any questions that any agents might have regarding the
property.
·
Present written offers.
·
Assist in negotiating written offers.
·
Follow the transaction to closing.
·
At closing seller will have to pay
additional $250.00 transaction fee.
·
Assist with staging and or providing lists
of reputable dependable and affordable contractors to
ready home for sale.
Services listing Broker or
Agent will not
provided with Flat Fee Service
·
Feedback.
·
Discuss or present verbal offers.
·
Discuss or present offers made via text
message or email that are not on the appropriate forms,
promulgated by the State of Texas.
·
Open house.
·
Realtor tour.
·
Verify buyer’s pre-qualification or
pre-approval letter.
·
No flyer box and no flyers will be
provided.
Other Terms of Flat Fee
Listing Service
·
Seller may terminate listing at anytime.
·
The $495.00 fee is not refundable and it
is paid up front payable to United Texas Realtors.
·
The $250.00 fee will only be paid if
transaction closes and funds. This feel will be taken
from the seller’s proceeds at the closing table and will
be made payable to United Texas Realtors.
You'll still need
to be able to pay the selling agent a 3% commission.
Some will tell you that's negotiable, I do not.
That's a firm rate that most buyers agents won't
negotiate.
